What we measured

We asked three AI answer engines, ChatGPT, Google AI Overviews, and Perplexity, a frozen panel of 41 neutral Hudson County real estate questions, repeatedly, four times a week for five weeks. Every answer's cited sources were recorded.

This report shows how often each source appeared. It measures citation frequency on a fixed question set. It is not market share, and it is not search demand. The full standard is public at how we measure AI visibility.

Reddit leads two of three engines

Cited in 538 of 901 Perplexity answers and 281 of 531 Google AI Overviews. In ChatGPT it barely appears.

A local team out-cites the portals

The Jill Biggs Group appears in 235 of 531 Google AI Overviews, ahead of Zillow at 24.3% (129 of 531), and ranks second in Perplexity at 47.5% (428 of 901).

The engines disagree sharply

A source that dominates one engine can be nearly absent in another. There is no single AI visibility. There are three different games.

Portals versus the field

The national portals are cited heavily, but they do not own AI answers the way they own traditional search. Local sources, agent sites, community sites, and Reddit collectively appear as often or more. In Google AI Overviews a single local agent team is cited more than every portal in the set. The takeaway: AI answers are winnable by local expertise in a way the portal-dominated blue links never were.

Why the engines disagree

ChatGPT leans on the portals and on video. Reddit is nearly absent from its answers.

Google AI Overviews and Perplexity lean heavily on Reddit and on a small set of local agent and content sites.

For anyone trying to be recommended by AI, that means there is no single tactic. Being cited in ChatGPT, where structured data and video carry weight, is a different job from being cited in Perplexity, where community presence and deep local content carry it.

How this was measured

  • 41 frozen, neutral prompts. No prompt names any agent, brokerage, or brand.
  • Collected four times a week for five weeks, across different days and dayparts.
  • Three engines collected and reported separately. Results are never pooled.
  • Every attempted answer is stored. Failed collections are excluded from denominators.
  • Every number above carries its denominator and its collection window.

This is the inaugural, baseline edition. Future monthly editions will report change over time against this baseline. Nothing here is a trend yet.
